Life insurance for your mortgage: do you need it?

LSM Agency • July 15, 2026

When you close on a home in Texas, you're often presented with an offer for mortgage protection insurance, a policy specifically designed to pay off your home loan if you die before it's repaid. It's simple, it usually requires no medical exam, and it addresses a real concern: making sure your family can keep the house.

But for most Texas homeowners, mortgage protection insurance isn't the best tool for that job. A well-structured term life policy does the same thing, usually at a lower cost and with significantly more flexibility. Here's how to think through the decision.

What mortgage life insurance is

Mortgage protection insurance (MPI), also called mortgage life insurance, is a policy designed to pay off your home loan balance if you die during the policy term. It's typically sold by mortgage lenders or through direct-mail offers you receive after closing.

The structure has several distinctive features worth understanding before you buy:

  • The death benefit goes directly to your mortgage lender, not to your family.
  • The payout decreases over time as your mortgage balance drops.
  • Your premiums stay level throughout the term even as the benefit shrinks.
  • In most cases, no medical exam is required to qualify.

The no-exam accessibility is genuine. For people with health conditions who can't qualify for standard life insurance, mortgage protection insurance may be the best available option. But for relatively healthy homeowners, the tradeoffs are significant.

Term life vs mortgage life insurance

A term life policy provides a fixed death benefit paid directly to your named beneficiaries if you die during the policy term. They can use it for anything: paying off the mortgage, covering living expenses, funding education, paying other debts. It's flexible, and the benefit doesn't decline.

The cost comparison is where the decision usually becomes clear. A 20-year, $500,000 term policy costs roughly $26 per month for a healthy 40-year-old, according to Policygenius data. A mortgage protection policy for a similar loan balance typically runs $40 to $100 per month, sometimes more. And while the term policy holds at $500,000 for the full 20 years, the mortgage protection payout declines every year as you pay down your loan.

In plain terms: most people pay higher premiums for mortgage protection insurance than they'd pay for term life insurance, and they get coverage that shrinks over time and pays a lender rather than their family. For healthy homeowners who qualify for standard underwriting, that's a difficult trade to justify.

Costs in Texas

Life insurance rates in Texas are based on your age, health, the coverage amount, and the term length. Here are typical ranges from 2025 and 2026 market data:

  • A healthy 30-year-old: a 20-year, $500,000 term policy often runs $20 to $30 per month.
  • A healthy 40-year-old: roughly $26 to $40 per month for the same coverage.
  • A healthy 50-year-old: approximately $75 to $120 per month for a 20-year, $500,000 policy.
  • Tobacco use, certain health conditions, and high-risk occupations or hobbies push rates higher.

Mortgage protection insurance for a $500,000 balance typically runs $50 to $100 per month regardless of your health, because no-exam policies price everyone at average risk. For a healthy individual who qualifies for preferred term rates, that premium difference represents real money across a 20- or 30-year mortgage.

Who should consider mortgage life insurance

There are specific situations where mortgage protection insurance makes sense despite its limitations.

If you have significant health conditions that disqualify you from standard underwriting, mortgage protection insurance provides coverage when a traditional policy isn't available. The guaranteed-issue or simplified-issue nature of most MPI policies is designed for this situation.

If you're older and your remaining mortgage term is short, the declining benefit may align reasonably with your actual payoff timeline, and the cost premium over a standard policy narrows at older ages.

If your only goal is specifically to ensure the house passes to your heirs mortgage-free and you're not concerned about your family's broader financial needs, the direct-to-lender payout structure is straightforward.

For most other Texas homeowners, a term life policy is the more efficient solution.

How to think about coverage amount

The most useful comparison isn't between mortgage protection insurance and doing nothing. It's between MPI and a term policy sized to your actual financial picture.

A $300,000 mortgage with one income supporting a family of four means the mortgage isn't the only financial risk. If the income earner dies, the family faces the mortgage, monthly living expenses, childcare, and potentially the cost of re-entering the workforce. A $300,000 death benefit paid directly to the lender leaves all those other needs unaddressed.

A term policy for $750,000 or $1,000,000 covers the mortgage and gives your family real financial runway. The premium difference between that level of term coverage and a mortgage protection policy is often smaller than people expect, because healthy individuals qualify for substantially better rates than the average-risk pricing built into no-exam policies.
